The Rental Turnover Cleaning Checklist Property Managers Actually Use

A turnover clean is the last trade in before the unit is photographed, listed and keyed to the next tenant. When it misses, the miss shows up at the move-in inspection or in a tenant's photos of a dirty oven drawer. This is the checklist that holds up, and the order it belongs in.

What a make-ready clean has to cover

Make-ready means a tenant can walk in with boxes. Every surface they will touch, open or look inside is in scope.

Kitchen

  • Oven and range interior, racks, drip pans and the drawer beneath
  • Refrigerator and freezer interior, shelves, drawers and door seals
  • Dishwasher filter, door edge and gasket
  • Microwave interior and vent hood filter
  • Cabinet and drawer interiors, shelf surfaces and hardware
  • Sink, faucet, disposal flange and backsplash

Bathrooms

  • Tub and shower walls, grout lines, door tracks and caulk
  • Toilet base, bolt caps, seat hinges and behind the tank
  • Vanity interior, mirror, fixtures and exhaust fan cover

Bedrooms and living areas

  • Closet shelving, rods and floors
  • Window glass, sills, tracks and blinds
  • Ceiling fans, light fixtures and switch plates
  • Baseboards, door frames and door tops
  • Hard floors mopped to the edges

Whole unit

  • Supply and return vents, laundry connections, water heater closet, patio or balcony, entry door inside and out

Where inspections fail

Walk enough move-in inspections and the same items keep coming up. They look done from the doorway and fail on the hand test.

  • Appliance interiors. The oven drawer, the crisper, the dishwasher filter. A tenant opens all three in the first week.
  • Cabinet and drawer interiors. Crumbs in the corners and sticky shelf liner from the last tenant.
  • Window tracks. Dirt in the track reads as a unit nobody finished.
  • Fixtures and fans. Glass shades come down and get washed. Fan blades get wiped, not dusted.
  • Vents and returns. A grey register is visible from across the room in DFW afternoon light.
  • Toilet bases and tub caulk. Failing caulk is a repair item, not a cleaning item. Flag it before the clean, not after.

Ask the crew for completion photos of each of these. It settles the walkthrough before it starts.

Sequencing with paint, repairs and carpet

A clean done out of order gets done twice. The order that holds:

  1. Repairs and maintenance. Drywall patches, caulk, fixture swaps, door hardware. All of it makes dust.
  2. Paint. Sanding dust and overspray land on every horizontal surface.
  3. Flooring replacement. New plank or carpet installation leaves cut fibers and adhesive residue.
  4. Make-ready clean. Everything above is finished. The unit is cleaned once.
  5. Carpet shampoo. Last trade in, so nobody tracks across wet carpet. If the carpet stays, it gets shampooed after the clean, not before.

If the painter is still in the unit, push the clean. Paying for a clean that a painter then walks through is the most common turnover waste.

Vacant-unit access

Vacant units are the easiest to clean well and the easiest to get wrong logistically. Before the crew arrives:

  • Utilities on. Water and power are not optional, and neither is cooling in a Texas summer.
  • Lockbox or smart lock code issued, with a named contact if it fails.
  • Parking and gate access sorted for multifamily.
  • Leftover tenant property photographed and a disposal decision made before the clean, not during it.
  • Completion photos and a key return protocol agreed up front.
